Ball Avenue, Wainuiomata Townhouse Development

This Wainuiomata townhouse project formed part of a five-home residential development on Ball Avenue, with Electro Buzz completing the electrical installation for the three adjoining townhouses at the front of the site.

Each home was fitted out with a practical, modern electrical package including lighting, kitchen power, heat pumps, alarm systems, data cabling, exterior lighting and dedicated electrical distribution.

Working across three new homes simultaneously required careful planning and coordination with the builder and other trades to keep each stage moving smoothly and ensure a consistent standard across all three properties.

Kitchen, Living & Bedroom

The kitchen and living spaces were planned around the way the homes would actually be used.

Dedicated electrical supplies were provided for the kitchen appliances, along with feature pendant lighting and LED strip lighting to add another layer of illumination to the kitchen area.

Each townhouse also received a heat pump in the main living area, providing efficient heating and cooling, while bedrooms were fitted with modern lighting, power and data requirements as part of the complete new-build installation.

Managing Three Builds at Once

One of the more interesting aspects of this project was completing three townhouses alongside one another.

The homes progressed through the same stages at similar times, so electrical work needed to be organised carefully around framing, pre-wire, insulation, wall linings, kitchen installation and final fit-off.

Good coordination with the builder and other trades meant the project ran smoothly, and being able to move efficiently between the three properties helped keep the electrical work on schedule throughout the build.

The construction photographs show the difference between the early stages of the project, when the cabling and electrical infrastructure were still exposed, and the clean finished result after fit-off.

Completed New-Build

Once complete, each townhouse had its own dedicated electrical installation with a modern switchboard, circuit protection and clearly arranged final circuits.

The finished homes included interior and exterior lighting, heating, alarm systems, kitchen appliances, general power and communications infrastructure.

For a multi-unit development, consistency is important. The aim was to ensure each property received the same tidy installation and that electrical equipment remained straightforward to access and maintain after handover.

Heat Pump Installation

A heat pump was installed in the main living area of each townhouse, with the outdoor units positioned neatly alongside the building.

Care was taken with the location of the outdoor equipment and associated services to keep the finished installation tidy while maintaining suitable access for future servicing.

The result is an efficient heating and cooling solution that integrates cleanly with the finished homes rather than looking like an afterthought.

Modern Residential Electrical Fit-Out

The electrical layout was designed to provide everything required for comfortable everyday living while keeping the finished homes clean and uncomplicated.

Recessed LED downlights were used throughout the main living areas, with feature lighting including a kitchen pendant, integrated LED strip lighting and recessed step lights on the staircase.

Power outlets, appliance supplies and data points were positioned throughout each home to suit the final room layouts and provide practical connectivity without unnecessary visible cabling.
